HIGHER RENTAL YIELD
Suitable properties can currently achieve a rental yield up to 40-50% higher than what they would on the long-term rental market. That, however, relies on them being managed and marketed incredibly well, which is our raison d’etre. There is a more detailed explanation of this here.
The property is personally inspected by Ranges Escapes at least once a week, ensuring a high standard of cleanliness and presentation at all times.
PROFESSIONAL, WEEKLY CLEANING AND GARDENING
We professionally clean the property and have the garden tended to (lawns mowed and edged, weeding done, plants pruned, driveways and paths swept etc) at least once per week.
MAINTENANCE AND REPAIRS
Minor maintenance and repairs are undertaken by our maintenance staff and paid for / coordinated in full by us (we are happy to provide a log of any maintenance issues and their resolution to landlords / agents). With a range of maintenance contractors on hand, we can complete such repairs professionally and efficiently when required.
FURNISHING AND STYLING
For unfurnished properties, we can coordinate furnishing and styling of the property to ensure the property really stands out on the various OTA’s (Online Travel Agents, ie: Airbnb) and thus achieves maximum appeal to guests. We can work with a variety of budgets and time constraints to do this – just be sure to discuss any budget and/or other constraints with us when you schedule a consultation.
MARKETING, PHOTOGRAPHY AND SOCIAL MEDIA
Professional photography makes all the difference when it comes to publishing a compelling property listing online, so we handle all of this for you, along with print and digital marketing, and ongoing social media marketing.
NO PARTIES OR PETS
As part of our booking process, all guests must agree to an explicit clause that strictly forbids them from hosting parties or events and/or from keeping any pets in any of our properties*.
*Some owners however are happy to allow well-behaved dogs to stay, for example. This is always negotiable. Pet-friendly houses do attract more bookings.
Via our specialist insurers, MGA Insurance, we take out comprehensive and tailored insurance policies on each property we lease, ensuring that any damage resulting from a guest staying can be repaired or rectified in full without the landlord needing to make a claim.
Most importantly, because our bottom line relies on it, it is in our best interests to keep your property in as impeccable a condition possible. Long-term tenants might break a lease without warning, not carry their own rental insurance, let the garden go, pay the rent late, and so on.
